1995 EUN National Certificate of Merit for Integrated Engineering Bellevue Corporate Plaza is a medium rise (10 floor) multi-tenant office building built in 1980 with a traditional VAV system consisting of central air supply and cooling systems and series fan powered boxes with electric reheat serving perimeter zones. In 1994, Hartman designed a retrofit incorporating zone based Terminal Regulated Air Volume (TRAV) control that includes occupancy based HVAC and lighting control. The retrofit also includes a self-diagnostics reporting program for all zone equipment. Among the benefits are continuous 24 hour 7 day per week HVAC operation for flexible occupant schedules and improved indoor air quality, a documented energy reduction of 32 percent, and improved tenant improvement procedures.
